| The conversion of an existing apartment property into individual condominium units can help a property owner maximize profit from a sale. As the property owner’s agent, Clubhouse Capital will evaluate the conversion potential (including a review of zoning and related issues); complete a market analysis to help determine unit pricing; coordinate and direct the property owner’s attorneys and engineers so that statutory conversion requirements are met; complete the condominium association budgets; supervise the actual conversion process, including unit renovations and tenant notifications; secure FNMA and other government-related approvals required for competitive end-loan financing; and maintain a continuous liaison with the realtor to help facilitate unit sales and closings. |

For private club owners and developers, issues of “equity vs. non-equity,” “bond vs. fee,” “refundable vs. non-refundable,” and other issues must be considered closely and carefully in light of market demand, projected economic conditions, and long term ownership and operating goals. For clients developing a private club or converting a daily fee club to private status, Clubhouse Capital will prepare the membership plan, by-laws and related documents, as well as the membership marketing materials. In addition, Clubhouse Capital can supervise all membership sales, including the creation and implementation of a coordinated marketing plan. |
