Acquisitions & Sales

Clubhouse Capital can help a real estate owner sell his/her asset quickly and quietly. We maintain extensive relations with active investors along the East Coast. For a client acquiring investment or business real estate, Clubhouse Capital typically negotiates and structures the acquisition and completes all financial and property due diligence relating to the purchase. For a client selling investment or business real estate, Clubhouse Capital can help the client achieve a maximum sale price without the risks that often result from advertising the property on the open market or listing it with a realtor. For both acquisitions and sales, we can also arrange the requisite financing to help ensure that the deal closes.

Condominium Conversions

The conversion of an existing apartment property into individual condominium units can help a property owner maximize profit from a sale. As the property owner’s agent, Clubhouse Capital will evaluate the conversion potential (including a review of zoning and related issues); complete a market analysis to help determine unit pricing; coordinate and direct the property owner’s attorneys and engineers so that statutory conversion requirements are met; complete the condominium association budgets; supervise the actual conversion process, including tenant notifications; secure FNMA and other government-related approvals required for competitive end-loan financing; arrange a reliable end-loan program; and maintain a continuous liaison with the realtor to help facilitate unit sales and closings.

Development Plans

Clubhouse Capital has considerable experience with land development, mostly with securing entitlements necessary to transform raw land into its intended purpose. As the landowner’s agent, we work closely with project attorneys, engineers and architects, and often as the liaison between the developer and regulatory agencies. Our services can include: helping to locate suitable sites for development; acting as a project coordinator to secure project approvals; and exploring alternative land use or re-development plans on existing properties.

Lender Negotiations

Clubhouse Capital can negotiate with a mortgage holder to secure interest rate reductions, renewal terms, partial mortgage releases, and other amendments that may help a borrower achieve his/her goal without any new financing. We are known and respected throughout the industry for our success with lenders, and our experience often allows us to achieve what a borrower cannot achieve on his/her own.

Workouts

Clubhouse Capital has substantial experience and proven success in negotiating with hostile mortgage holders. We know how to turn pending foreclosures into opportunities for the borrower, and can help troubled property owners save or re-capture substantial property and business equity. Of course, we can also arrange the new debt that is often required to successfully complete the negotiations.

Issue Resolution

Clubhouse Capital has successfully assisted clients with the resolution of variety of real estate and related problems, including: the research of corporate shareholders in connection with a pending controversy related to the sale of an asset; assisting a mortgage holder with a sale strategy for a specialized asset; assisting a client with the acquisition of a mortgage loan to gain an advantage over other bidders for real estate being auctioned in a state court receivership proceeding; serving as the financial agent for a borrower (with authority) throughout the course of a lengthy bankruptcy proceeding; and negotiating with a foreign government for a comprehensive and limited-duration entitlement process for a large-scale resort project.
